Mercia Real Estate has completed the sale of a substantial industrial and logistics warehouse in Staffordshire in a £7.25 million deal, commercial property consultancy Burley Browne announced today.

The 161,145 sq ft (14,970.37 sq m) detached facility - known as Rugeley 161, at Riverside, Power Station Road, Rugeley - was sold on behalf of Birmingham-based Mercia Real Estate by Burley Browne to an unnamed private investor. Andrew Dixon & Co acted as joint agents.

Currently occupied by DCG Logistics UK Ltd, the prominent industrial asset occupies a total site area of approximately six acres and benefits from an enclosed yard extending to around two acres.

Sam Clark, CEO of Mercia Real Estate, said: “The sale of Rugeley 161 represents a successful outcome and reflects continued appetite for well-located, income-producing industrial assets in the Midlands. Having actively managed the property, we were able to enhance its operational appeal and secure a strong price in line with our value-add strategy.

As a Birmingham-based, privately owned business, we specialise in identifying and executing value-add investment opportunities. By leveraging our in-depth market intelligence and hands-on asset management expertise, we continue to maximise value across our diversified portfolio, with a particular focus on the Midlands and surrounding regions.”

Ben Nicholson, industrial agency director at Burley Browne, who secured the sale, said: “We are delighted to have completed this transaction on behalf of Mercia Real Estate. The sale underlines the continued strength of demand for high-quality industrial and logistics accommodation across the region.

Following what was our best year ever in 2025, this deal provides a very positive start to 2026 and reinforces our position as a leading industrial agency across the Midlands.”

The transaction highlights sustained investor demand for prime and well-let logistics assets, particularly those offering sizeable yards and strong transport links within established Midlands industrial locations, added Ben.

Strategically positioned on Power Station Road, the property sits close to the A51 Bypass, approximately one mile from Rugeley town centre, providing strong regional connectivity across the Midlands.

It comprises substantial detached warehouse/industrial premises of steel portal frame construction, incorporating integrated offices to the main frontage and ample on-site parking. Two separate service entrances lead to an extensive concrete-surfaced yard. Internally, the warehouse is arranged as numerous interconnecting bays with minimum eaves heights ranging from 4.5m to 6.5m, offering flexibility for logistics and distribution use.
