A trio of industrial unit lettings has been completed as demand in north Birmingham and Staffordshire remains buoyant, commercial property consultants Burley Browne announced today.
The Sutton Coldfield-based property specialist has also secured the sale of a 6,000 sq ft unit in Wednesbury in excess of the £450,000 asking price.
Units 20 – 21 Europa Way, Britannia Enterprise Park in Lichfield has been let on behalf of a private client to Waterman Environmental Services which has expanded its occupation of business premises within the popular estate.
The property, consisting of two adjoining units which have been amalgamated into single occupation, extends to a total gross internal floor area of 3,847 sq ft together with a large mezzanine of 3,613 sq ft.
Ben Nicholson, Senior Associate Director at Burley Browne, said: “Britannia Enterprise Park in Lichfield remains one of the most popular business estates we are involved with and consistently generates high levels of interest and competing bids. The letting of Units 20 – 21 demonstrates this once more and we are thrilled to have been able to conclude this matter within a relatively short marketing campaign."
Acting on behalf of asset managers MCR Property Group, Burley Browne also successfully negotiated the terms for the letting of Unit 16 Toll Point Industrial Estate in Brownhills. The property extends to 5,672 sq ft of warehouse accommodation together with associated office space. The unit has easy access with the nearby A5 and junctions T5, T6 & T7 of the M6 Toll Road.
Ben said: “Toll Point Industrial Estate is a very popular local estate with only one remaining unit available. The letting of Unit 16 marks a successful marketing campaign and again demonstrates the continued good level of interest for this style and size of building which remains in short supply.”
Acting on behalf of a private client, Burley Browne also negotiated new letting at 101a Kettlebrook Road in Tamworth. The 3,259 sq ft of industrial/workshop accommodation generated a high number of enquiries resulting in competing bids being submitted. The building benefits from being set behind a private and secure yard which is fronted by a gated entrance.
Meanwhile, Burley Browne also negotiated the terms of the sale for Units 5 – 6 Franchise Street, in Wednesbury, following a marketing campaign which generated a high number of enquiries.
The building, which has a gross internal floor area of just under 6,000 sq ft, has been extended since its original construction offering a fully integrated warehouse unit to the rear, with a secure yard and ample parking with a gated entrance. Competing offers were received and an agreed sale price well in excess of the quoted guide price of £450,000 was achieved. Burley Browne has now been appointed by the new owners to market the unit to let.
Ben added: “It is pleasing to have completed the sale of this warehouse building in what remains a very active and competitive market, demonstrated by the number of offers received which resulted in a sale price well in excess of asking. Freehold industrial premises remain very popular when offered to the market and whilst we are all mindful of potential difficulties ahead, we continue to see positivity within the sector.”
